Welcome to Somerset West Landlord and Tenant Services (SWeLT)

The SWeLT Scheme has been set up to assist Private Sector Landlords, Tenants and Owners across the 3 districts of Sedgemoor, Taunton Deane and West Somerset.

This new scheme is a partnership between Councils and agencies who offer private sector landlords, tenants and owners unique access to a range of local housing products, services and support.

SWeLT services are free and specialist teams are on hand to offer you personal advice and support covering a wide range of housing topics.

The website will ensure that useful information is updated on a regular basis. We will also advise you of enhancements to our exciting range of incentives such as the Bond Deposit Scheme, Grants which help landlords bring properties back into use or up to a Decent Homes Standard, plus details of a new Management Service which guarantees a rental income.

Government guidance on civil penalties and rent repayment orders for 'rogue' landlords

The Government have announced new guidance for Local Authorities to help crackdown on 'rogue' landlords that flout the rules and improve safety and affordability for renters.

New rules in force from the 6th April 2017 comes as part of the Governments plan setting out in its housing white paper to create a bigger and better private rental sector that meets the needs of tenants and landlords alike, giving those who rent a fairer deal. Councils can impose fines of up to £30,000 as an alternative to prosecution for a range of housing offences.

Landlords in England are being reminded that the 'right to rent' rules have gone live.

The new law that came into effect on the 1st February 2016, means that landlord's with property in England will have to carry out quick and simple checks to ensure potential tenants have the right to rent property in the UK. Follow the below link for help and advice.
